| Summary: | Currently, zones with special conditions of use of the territory are some of the most used elements in urban design at all its stages: the regional planning, city planning zoning and territory planning. Nizhnevartovsk is the largest industrial and cultural center of the Khanty–Mansi Autonomous Okrug — Yugra, is rapidly growing and developing, therefore, the establishment of zones with special conditions is an important factor in its development. This paper presents the features of land use in zones with a special legal regime in the city of Nizhnevartovsk, as well as establishing their boundaries.
