Kot sam naslov pove, se bomo v navedenem delu posvetili publiciranju posebnih pravnih režimov na nepremičninah v elektronski zemljiški knjigi, na podlagi trenutno veljavnih predpisov v Republiki Sloveniji. Na začetku se bomo na kratko posvetili samemu razvoju zemljiške knjige v Sloveniji, od samih njenih zametkov do končne elektronske različice, ki jo poznamo danes, ter temeljnim načelom zemljiškoknjižnega prava, še posebej t.i. publicitetnemu načelu. V nadaljevanju se bomo na kratko tudi posvetili sami lastninski pravici s poudarkom na splošnih omejitvah le-te, tako javnopravnim omejitvam na nepremičninah kot zasebnopravnim po volji lastnika, kakor tudi omejitvam s ciljem mirnega sosedstva. V jedru tega dela pa se bomo podrobno posvetili omejitvam lastninske pravice na nepremičninah po posebnih predpisih. Na podlagi njihovih določb bomo tako spoznali vzpostavitev t.i. posebnih pravnih režimov nepremičnin, v samem zaključku pa se še bomo posvetili publiciranju le-teh v novodobni elektronski zemljiški knjigi. In the indicated work we will focus on the publicizing of special law regimes on real estate in the online land register, based on the current valid regulations in the Republic of Slovenia, as the title says. At the beginning we will shortly address the development of the land register in Slovenia from its beginnings to its final online version known today and the basic principles of the land register law, especially its so-called publication principle. Further on we will shortly address the ownership right with the emphasis on the general restrictions of it, the public law restrictions on the real estate, the private law at the will of the owner, as well as the restrictions with the goal of a peaceful neighborliness. In the body of this work we will focus on the restrictions of the ownership right on real estate under certain regulations, in details. Based on their clauses we will acknowledge the establishment of the so-called law regimes of the real estate. In the conclusion we will focus on the publicizing of it in the modern online land register.
