| Summary: | Opinnäytetyön tavoitteena oli selvittää Skanska Talonrakennus Oy:n asuinrakennustyömaiden tuotannonjohtamisen kehitysmahdollisuuksia. Lean-filosofian johtamismenetelmät ovat yksi monista vaihtoehdoista, joita voi käyttää apuna yrityksen toimintatapojen kehittämiseen. Opinnäytetyössä selvitetään, soveltuvatko Lean-filosofian johtamismenetelmät asuinkerrostalotyömaiden tuotannon johtamisen kehittämiseen. Tutkimusmenetelmänä käytettiin kirjallisuus- ja haastattelututkimusta. Kirjallisuuden avulla perehdyttiin aluksi aiheeseen, jonka jälkeen laadittiin haastattelukysymykset. Haastattelu kohdennettiin Skanska Talonrakennus Oy:n Pohjois-Suomen alueyksikön asuinkerrostalotyömaiden henkilöstölle. Haastateltavia henkilöitä oli yhteensä seitsemän kappaletta ja he työskentelivät asuinkerrostalotyömaiden työnjohtajina. Haastattelun perusteella kehitystä tarvitsevien asioiden lisäksi löytyi myös useita hyvin toimivia asioita. Kehitystä tarvitsevia asioita oli sisäisten asiakkaiden kanssa tehtävän yhteistyön lisääminen. Lisäksi aikatauluttamisen vaikeuksien ja niissä pysymisen koettiin olevan yleinen vaiva rakennusalalla. Viivästymisten koettiin alkavan rakennushankkeen alkumetreiltä ja jatkuvat rakennuksen viimeistelytöihin saakka. Kehitystarpeita huomattiin myös tuotannon suunnittelemisessa virtaustehokkaaksi. Haastatteluvastausten hajonta oli pientä, joten tuloksia voidaan pitää luotettavina ja yleisesti rakennustuotantoon liitettävinä. Lean-filosofian arvot, periaatteet, menetelmät ja työkalut soveltuvat hyvin haastattelussa havaittujen asioiden kehittämiseen rakennustuotannossa. Opinnäytetyössä laadittiin ohjeet Lean-filosofian käyttöönoton helpottamiseksi asuinrakennustyömailla. The aim of the thesis was to research the potentiality of the production management on the residential construction sites of Skanska Talonrakennus Oy. The management techniques of the Lean philosophy are one of many options which can be used as a recourse to develop mode of operations of a company. In the thesis it will be researched whether the management techniques of the Lean philosophy are suitable for the development of the production management on the residential construction sites. Literature and interviews were used as research methods. The literature was used to orient to the subject and the interview questions were made after this. The interviews were targeted to the personnel of the residential construction sites of the Northern Finland unit in the Skanska Talonrakennus Oy. There were seven interviewees who all worked as a foreman on the residential construction sites. On the basis of the interviews it became apparent that there were matters which needed improvement but also matters that were working very well. The matter which needed improvement was to increase the cooperation with the internal customers. Also the problems with the scheduling and to stay on schedule were experienced to be a common problem in the construction industry. Delays were experienced to start on the first meters in the building project and to continue on the finishing work of the building. The development needs were also noted in the planning of production to be a flow effective. The dispersion of the interview responses was low and the results can be seen reliable and they can be linked generally to the building production. The values, principles, methods and tools of the Lean philosophy are suitable for the development of those matters in the building production which were discovered in the interviews. Instructions were made to ease the introduction of the Lean philosophy on the residential construction sites.
