Summary:The aim of Master‘s thesis – to analyze real estate market in Kaunas city. Having carried out real estate market analysis of Kaunas city (suburban territories as well), to forecast the tendencies of real estate market development of Kaunas city. The research was made on the basis of multi-regression and correlation methods. The analysis has shown that the most active real estate market in Kaunas city appears to be southwest of the city parishes. The largest impact on prices in these land plots has infrastructure in the land plot, distances to the city centre, shopping and entertainment centers and distance to the recreation facilities. Multiple regression equation of connections reflects 71% of investigated variations of the prices, the rest of variation has been illustrated in the model by not reflected factors. Parishes, which are in Kaunas region and have boundaries with Kaunas city, expand mostly northwest.The largest residential land plot supply is in Ringaudai and Domeikava parishes. Infrastructure development in the plot, the land area, the status (evaluated by average price in LT/are) - all these factors have the greatest impact in these territories on the price of one are (the prices go down if the plot area increases). The model of multiple regression, reflecting interaction of mentioned factors, explains 55% of price variation. Agricultural lands of Kaunas suburban areas have been analyzed by investigating urban development of Kaunas city. The supply of these land plots is the most active in the northwest territories, i.e. Ringaudai, Lapės, Garliava, Raudondvaris and Domeikava parishes. The infrastructure in the land plot, distance to the centre of the city, the access to the land, quality and abundance of recreation facilities near the land plots determine the price of these land plots.The model of multiple regression, reflecting interaction of mentioned factors, explains 63% of price variation.
